Q: How much does Property Management cost?
A: For full service management, which includes advertising, showings, lease preparation, tenant screening, rent collection, lease enforcement, escrow collection and disbursement, maintenance coordination, inspections, and tenant disputes, will cost 10% of the monthly rental rate with a one time leasing fee of 50% for each new tenant the month they move in.

Q: How many times do you inspect my property?
A: We will conduct a Move-In Inspection, 1-2 Mid-Lease Inspections, and a Move-Out Inspection for each lease. Each inspection is documented with photos and a written report of any damages or necessary maintenance.

Q: How and when will I get paid rent each month?
A: As long as your tenant has paid rent before the 9th of each month, you will receive rent direct deposited into your bank account on the 10th of each month (or the following business day), less any management fees or repairs. You will also receive a monthly statement each month via e-mail on the 10th-11th of each month.

Q: How do you advertise your homes for rent?
A: RE/MAX Infinity Property Management advertises in the most comprehensive and proven ways in our market. We use visible signage and our website which averages thousands of hits monthly. Additionally, we use a vast network of sites associated with rental property. These include, but aren’t limited to: PensacolaMLS.com, Realtor.com, HotPads.com, Floridarentalads.com, Postlets.com, Backpage, FrontDoor, Local.com, Oodle, Trulia.com, Zillow.com, and many others.

Q: Can I choose to disallow pets, smokers, large families, etc.?
A: We comply fully with the Fair Housing Act. This means that you can not choose to disallow anyone that is a member of a protected class under the act. You can choose to disallow pets and not permit smoking in your home, but you cannot deny a service animal.

Q: How do you screen potential applicants before allowing them to lease my home?
A: RE/MAX Infinity Property Management performs a multi-point check on each individual that applies to live in our managed properties. This check includes credit, criminal (local and national), eviction and rental history, employment and income verification, and contact with provided references.

Q: How do tenants pay rent? What payment types are accepted?
A: RE/MAX Infinity has numerous options available to assist tenants in paying on time. They can pay at our office with personal check or cash. They can set up their account to automatically debit on a monthly basis or use their bank provided online bill pay. Additionally, they can pay on our website using a credit/debit card or electronic check.

Q: If the tenant has a maintenance problem, whom do they call?
A: Tenants can call us directly with their maintenance problem and any other property management related query. Our Property Managers then follow up on any issues reported to ensure that the tenant remains satisfied with their tenancy in your property. We also keep you informed of any major issues that occur in your property or with the tenancy itself.

Q: If I decide to sell my property, would you take care of the sale for me?
A: Yes. We have an active and experienced sales division who can help you sell your property.

Q: Are there any charges for property management while my property is vacant?
A: The fee is based on the rent received only. So, if your property is vacant, there are no fees.

Q: What repairs am I responsible for?
A: Most mechanical, plumbing, electrical, structural, appliance, and roofing issues are the responsibility of the owner. Any repairs required because of tenant neglect or damage is the responsibility of the tenant. If you have a home warranty, we will utilize the warranty to make repairs. The cost of repairs will be deducted from your monthly rental payments. Any major repairs will be cleared through you before initiating service.
