Property Management Rental Market Update – July 2018

The summer is in full swing and the Pace and Milton rental market has been moving very quickly. Rental inventory is extremely low and most homes are renting very quickly. Due to the lack of supply, prices have been rising and competition has allowed us, in many cases, to screen multiple applicants, in hopes of securing the highest quality tenants possible for our available properties.

We have seen steady movement across most all price ranges. There is a very strong demand currently for 3 and 4 bedroom homes between $1,000 – $1800/month. Above $1800/month, the time on market has been slightly higher than rentals priced below that price point, but has still been moving quicker than normal.

On average, we are seeing most houses rented in less than 15 days. For many, especially those 3 and 4 bedroom homes priced between $1,000 – $1,600 have been renting in less than 10 days. For homes that have been priced slightly above market estimates, we have seen properties moving in approximately 20-30 days, with minimal adjustments needed in pricing.

Finding tenants can be very easy, but with the increased demand and lack of affordable rentals, there are a high number of unqualified tenants currently looking for any available homes. Additionally, many tenants are moving in from out of the state, so quality marketing photos, videos, and 3-D tours can help secure these tech-savvy tenants before they arrive in the area.
