Application to Rent Florida Homes

To apply for a property managed by RE/MAX Infinity Property Management, please search for the property you would like to apply for though our Property Search page. Click on the property you would like to apply for and click the Apply Now button.

Applications are NOT taken on a first come first serve basis. If multiple applications are submitted for the same property, RE/MAX Infinity and/or the owner reserves the right to accept the application that best meets the criteria set below and any other factors that may be taken into consideration when processing the application (ex. Length of time of lease, Move-In Date, etc.). Once approved, a monthly $5.00 account management fee will be charged each month to your account in addition to your monthly rental payment.

IN ORDER TO RENT A PROPERTY THROUGH OUR COMPANY,
THE FOLLOWING SELECTION CRITERIA MUST BE MET:

  1. All applications must be fully completed, dated and signed electronically.
  2. Reliable documentation and telephone numbers of all income sources must be provided; income must be a minimum of 3 times the rental amount for all applicants or/and guarantor.
    1. If employed, you will need one of the following: your most current pay stub, letter from employer or last year’s W2.
    2. For military members, we require your latest LES and a copy of your orders.
    3. If self-employed, you need to furnish the last two years’ tax returns, including your 1099 and a statement of current year’s income.
    4. Other income, such as retirement, AFDC, SDI or others must have reliable documentation.
  3. Photo ID is required.
  4. Family size must be in compliance with the available unit per HUD guidelines.
  5. APPLICANT WILL BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS:
    1. Falsification of application.
    2. Incomplete application.
    3. Applicant has had legal items in the last 36 months.
    4. Applicant has had tax liens in the last 36 months.
    5. Applicant has had outstanding debt to previous landlord(s) in the last 36 months as reported by the Credit Bureau.
    6. Applicant has had utility debt, mortgage foreclosure/late payments, or vehicle repossessions/late payments in the last 36 months.
    7. Applicant’s Credit Score is less than 550. If applicants credit score is greater than or equal to 550 but less than 600, at minimum a double deposit will be required upon owner approval.
    8. Applicant has had positive check verification.
    9. Applicant has felony records matched in the last 7 years.
      1. Any felony that jeopardizes a persons safety or property within past 7 years.
      2. Any manufacture and/or distribution of controlled substances within past 7 years.
      3. Felonies resulting in bodily harm within last 7 years.
      4. Felonies related to intentional damage or destruction of property within 7 years.
      5. Sexual related offenses for any time period.
    10. There are exact name matches on the OFAC watch list.
    11. Applicant has matches in the registered sex offender database.
    12. Applicant has name with DOB matches in the registered sex offender database.
    13. Applicant has verified eviction records in the past 48 months.
    14. Applicant has more than 2 verified eviction initial filings in the past 48 months.
    15. Applicant has more than 1 default and/or eviction notices in the past 48 months.
    16. Applicant has had eviction filed in the last 48 months.
    17. Applicant has had major adverse action records in the last 48 months.
    18. There are other names associated with the Applicant’s Social Security Number.
    19. Applicant has failed a Social Security Number fraud analysis.
    20. Poor rental history profile after verification from previous Landlord.
      1. Slow or non-payment of rent.
      2. A history of violence to persons or property.
      3. A history of poor or unsanitary housekeeping.
    21. History of unruly or destructive behavior by resident or resident’s household.
    22. Poor personal references.
    23. Lack of demonstrated ability to live independently.
  6. All PETS must be approved by the Property Owner and/or RE/MAX Infinity Property Management. If a pet is allowed, there will be a minimum charge of a $250 NON-REFUNDABLE pet fee. Additional pets and large pets will be at an additional cost. This fee allows you the right to have an APPROVED pet on the premises. Tenant is responsible for all damages caused by pets. This fee is not a damage deposit! The following pets are not allowed at any time: Doberman Pinscher, Huskies, Saint Bernard, Malamutes, Great Danes, Mastiff, Rottweiler, Akita, Bull Mastiff, Chow, German Sheppard, Pit Bull, Presa Canario, Dogs that contain a mix of one or more of the above breeds, and dogs, regardless of breed, that have been involved in a biting incident, or any animal not approved by a homeowner’s insurance company. .
  7. If approved, the lease must be signed; a $30.00 lease preparation fee and full security deposit must be paid in either certified funds or a money order within one business day of approval. Once all funds have been received, we will take the property off the market and hold it for a total of fifteen (15) days. At the end of fifteen (15) days, if tenant has not taken occupancy, tenant’s security deposit will be forfeited and the property will be placed back on the rental market. Full first month’s rent is due on or before occupancy date. If the lease date is on or after the 20th of the month, the prorated rent is also due. Each month, a $5.00 account management fee will be charged to your account in addition to your listed rental amount.
  8. Roommates must be able to qualify individually & may be considered with the owner’s permission and are subject to a written Roommate Agreement. A security deposit equal to 75% of the advertised security deposit, may be required from each roommate. This security deposit is to be payable in advance in the form of certified funds. Terms and conditions of the Roommate Agreement shall be included in this Acceptance Policy.
  9. Tenant Insurance: Upon execution of the lease agreement, tenant is enrolled in Renter’s Liability Insurance at a cost of $12.00/month through RE/MAX Infinity. See lease addendum for additional information regarding coverage and costs.
